There isn’t one standard timeline. The search may be short, or it may take time to find a property that makes sense for you. After an offer is accepted, the closing schedule depends on the contract, financing, and work that must be completed before closing.

Yes. You won’t be expected to know the vocabulary or arrive with every question prepared. I’ll explain what is happening as we go and make room for questions before you sign or decide anything. Being new to the process should never mean being left out of it.

Yes. Before I take you through a home in person or by live video, we’ll sign a written buyer agreement explaining the services I’ll provide and how compensation will be handled. We’ll review it together first so you understand what you’re agreeing to. You do not need an agreement simply to ask questions or attend an open house on your own.

My compensation will be stated clearly in our written agreement and is fully negotiable. Depending on the property and the terms of your offer, a seller or listing broker may agree to cover some or all of it. If there could be an amount you are responsible for, we’ll discuss that before you commit to an offer.

Your down payment is only part of the money involved. Depending on the transaction, you may also need funds for earnest money, inspections, an appraisal, lender charges, and closing costs. Your lender and I can help you identify the likely expenses early so they do not arrive as a surprise.

Yes. Buying and selling at the same time requires careful timing, and the right approach depends on your finances and the local market. We can talk through the available options before you list or begin making offers.

In most cases, I recommend giving yourself the opportunity to have the property inspected. An inspection can help you learn more about its condition before certain contractual deadlines pass, although it cannot uncover every possible issue. We’ll discuss the inspection terms in your offer before you sign it.
